PROPERTY MANAGEMENT

Your website needs to win over landlords and tenants at the same time.

Property managers carry a harder brief than most. You need landlords to trust you with their investment and tenants to trust you with their home, often on the same page. Most property management websites fail both groups by trying to say everything and saying nothing well. Sonder builds sites that earn that dual trust without compromising on either side.

Start Your Project

A property management website is a trust document, not a brochure.

Landlords searching for a property manager want proof before they pick up the phone. They want to see your managed portfolio, read what other owners say about you, and understand exactly how you communicate and report. If your website buries that information or looks like a template from 2016, you lose the enquiry before it ever arrives.

Tenants have a different checklist. They want to find available rentals quickly, submit maintenance requests without chasing anyone, and know how to reach you in a pinch. A site that is hard to navigate on a phone, or that hides the inquiry form three clicks deep, pushes them toward the competitor down the road.

Sonder builds custom-coded property management websites that do both jobs well. We are not using a template or a page builder. Every site is built to your suburb coverage, your portfolio size, and the specific balance of landlord acquisition and tenant retention that matters to your business.

THE CHALLENGES

What makes property managers websites difficult to get right.

Landlords leave without enquiring

A prospective landlord lands on your site, spends 40 seconds looking around, and leaves. There is nothing that tells them how many properties you manage, what your vacancy rate looks like, or why you are a better choice than the agency two streets over. The site looks generic because it is generic.

Tenants cannot find what they need

Your vacancy listings are buried, the inquiry form requires too many steps, and the maintenance request process is unclear. Tenants searching on mobile, which is most of them, give up quickly and call somewhere else. Every lost tenant enquiry is a landlord problem waiting to happen.

Local search visibility is thin

Property management is a hyperlocal business. Owners searching for management in Paddington or Fitzroy or Cottesloe need to find you, not a national franchise. Without suburb-specific pages and local SEO baked into your site architecture, you are invisible to the searches that matter most.

Your portfolio does not do the selling

You have years of managed properties and happy landlord relationships but none of that shows on your website. Without a structured portfolio or testimonial section, every visitor has to take your word for it. Social proof in property management is not optional.

HOW WE SOLVE THEM

What Sonder does differently.

A landlord acquisition section that converts

We design a dedicated landlord section with your key metrics front and centre: properties managed, average days to lease, vacancy rate, and owner testimonials. We write copy that speaks to the specific concerns of property investors and gives them a clear path to booking a management appraisal.

Tenant-facing flows that actually work

Vacancy listings with filters, a rental inquiry form that works on any phone, and a clearly signposted maintenance request process. We build these as proper functional features, not afterthoughts bolted onto a contact page. Tenants who can self-serve become lower-maintenance tenants, which landlords appreciate.

Suburb landing pages for local search

We build individual landing pages for every suburb or area you operate in, each with unique content, local schema markup, and internal linking that signals to Google exactly where you work. When someone searches for property management in your area, you need to appear. These pages make that possible.

Portfolio and testimonial architecture

We structure your site so that social proof is visible early and often, not confined to a single reviews page nobody clicks. Managed property counts, owner quotes, and case studies are woven into the layout so the evidence builds as visitors scroll, not after they have already decided to leave.

WHAT WE BUILD

Recommended features for property managers.

Rental vacancy listings

A filterable, searchable listings section for available properties, built to your branding and easy for your team to update without touching code.

Online maintenance request forms

Structured forms that capture the right detail upfront so your team can triage and respond without back-and-forth. Mobile-optimised and connected to your inbox or CRM.

Suburb-specific landing pages

Individual pages for each area you manage, written with unique content and optimised for local search terms so you capture owner enquiries suburb by suburb.

Landlord appraisal inquiry flow

A dedicated conversion path for prospective landlords, separate from general contact, with questions that qualify the lead and give your team context before the first call.

Owner and tenant portal links

Clear, prominent links to your property management software portals so existing clients can log in without calling your office, reducing inbound volume.

Testimonial and social proof sections

Structured testimonial layouts that pull owner reviews into the places landlords are most likely to read them, including the homepage, services page, and appraisal inquiry page.

FAQ

Common questions from property managers.

How long does it take to build a property management website?

Around 20 days from brief to launch for a standard property management site. If you need suburb landing pages built out at scale or a custom vacancy listings integration, we scope that separately and adjust the timeline accordingly.

Can you integrate our property management software?

It depends on what software you use. We can link to external portals like Console Cloud, PropertyMe, or Inspection Manager and embed inquiry forms that feed into your existing workflows. For deeper integrations we assess what is technically possible during scoping.

Do we need separate pages for each suburb we manage?

For local SEO purposes, yes, ideally. A single page that lists 30 suburbs in a paragraph does very little for search visibility. Individual pages with genuine local content outperform that approach significantly. We can build these in bulk and give you a template to add new suburbs yourself as you grow.

We already have a website. Can you redesign it rather than build from scratch?

Yes. If the underlying structure is worth keeping we can redesign and rebuild on top of it. If the current site is on a page builder or template platform that is limiting your performance, a rebuild on a clean codebase is usually worth the investment.

How do we keep the vacancy listings up to date without a developer?

We build a content management interface so your team can add, edit, and remove listings without touching code. If you want listings to pull directly from your property management software, we explore that option during scoping.

What does a property management website cost?

Sites start at $3,000 AUD. The final price depends on the number of suburb pages, whether you need a custom listings section, and the complexity of any form or portal integrations. We scope everything upfront so there are no surprises.

Tell us about your rent roll and we will tell you what your site should do.

Every property management business has a different mix of landlord acquisition, tenant retention, and suburb coverage. We scope your site around your actual situation, not a generic template. Send us a message and we will come back with a clear plan.
